Here are a few recent testimonials. I’ve added some context, including several terrific results for my clients. Most of these are Spring 2020 and later. As of mid-2022, buyers are in stronger negotiating positions again, though negotiating never completely vanished, as illustrated below.

“They compensated us for the windows [which needed replacement]….” This was in March 2021, for a 1950s house in south Bloomington in the $350,000 to $400,000 range. There were several other substantial issues, but none that approached the windows in cost. This was a multiple offer situation, and my clients were still able to negotiate effectively based on my thorough inspection and report.

“Your inspection [of the house we sold] cost us 80 grand, so I thought we should hire you for our pre-purchase inspection.” The former was a large house in the Crocus Hill neighborhood of St. Paul. Spring-Summer 2018

This house had a chimney that was at risk of collapsing, which was not evident from the ground (and possibly not even up close, to the untrained eye). Definitely something an owner would want to know about ASAP, to address preventively, for safety and to avoid extensive damage to the house.
