Going the Extra Mile:  One free advance or follow-up limited-scope site visit with full-price buyer inspection.  If there’s snow in the forecast that will make it impossible to view the roof on the scheduled inspection day, or thunderstorms that will make the entire exterior inspection challenging, I try to visit the property in advance.  If I can’t view an attic, crawlspace, furnace, electrical panel, etc., because of blocked access during the inspection, I’ll return another day if needed (sometimes, with a phone call, these situations can be resolved during the inspection). If not used as noted above, the free visit can be used for a later consultation for a project or troubleshooting.  Free visit may be limited to St. Paul and adjacent cities; a modest trip charge may be imposed elsewhere. Subject to my availability, and to owner / seller approval where applicable.
